Real estate, now all for 'green buildings and living'
Kolkata, Aug 5 (NITN): The concept of construction of 'green buildings' is the flag-bearer of sustainable development movement in the real estate sector.

A 'green building' is just another conventional building which is built keeping sustainable development in mind, in both its construction and maintenance.

India houses a population that is second largest in the world after China. It's not really rocket science to understand that per day energy and natural resource consumption by such a large population is extremely high.

With the phenomena of excessive consumption of resources by the Indian population, amidst absence of alternate sources of energy which are cheaper to avail, the situation might get out of hands real soon. There is a strong need for conservation of energy and resources by each and every sector of the Indian market, especially the real estate sector.

Real estate developers all over the world have shifted from construction of buildings to construction of 'green buildings'.

What is a green building? A green building is an eco-friendlier substitute of the general kinds of residential buildings.

These are made with environment-friendly building materials which do not cause any irreplaceable impact on the environment. These building materials can be declared as eco-friendly only if they do not derive from natural resources that cannot be replenished; do not pollute air, land or water; are not high maintenance and are durable.

A section of Confederation of Indian Industry (CII), the Indian Green Building Council (IGBC) is an established body specifically to monitor the merits of environment friendly constructions.

IGBC certifies the building as a 'green building' only after going through some crucial attributes- sustainable architecture and design; site selection and planning; water conservation; energy efficiency; building materials and resources; indoor environmental quality; and innovation and development.

Primarc Realty has recently pioneered the concept of environment friendly Green buildings across MIG and HIG segments in Bengal, with its flagship project Astitva being pre-certified by IGBC as the first 'GOLD' rated residential building in West Bengal.

After a residential project's scheme is submitted to IGBC, it calculates the points on the basis of its credentials to be called as a 'Green Home' and then provides the pre-certificate for rating.

The credentials depends on the project's location, budget, branding of organization and willingness to be eco-friendly.

An eco-friendly approach to the housing projects might just turn out be an excellent solution for conservation of energy and resources.
